I just don’t feel sorry for some foreclosure victims*

0b0b0cc6 eda8 4a1f b03c 0d9d2331492 I just dont feel sorry for some foreclosure victims*Occasionally I’ll get a forwarded email that is worth opening. I thought this one that I received today falls into that category.

You’ve seen the commercials for Keith Barton, the accident attorney – the ones where he says that “it’s just that easy”. He used to say “one call, that’s all”, but I guess he got into a fight with his partners over how much he was spending on advertising or something, so they kicked him to the curb.

Well, the home that he had to sell is a little nicer than the curb. Actually, it’s unbelievable. I guess his home was foreclosed on and it went to auction. It ended up selling for far lower than its $21 million appraisal price – a mere $7 million dollars. Poor guy.

The photo above is of the exterior of the home.

If you are facing foreclosure, consider your options first

Posted: March 19th, 2008 | Author: Nathan Blair | Filed under: credit counseling, foreclosure | Tags: , , , | No Comments »

This morning I read that Utah’s foreclosure numbers are up for November. We had 981 filings, which puts us at number 17 in the nation for total filings. That number translates to one foreclosure for every 890 homes in Utah. This news isn’t good of course, so I would like to point you readers to a resource that could keep you out of foreclosure. If not you, then you might have friends or relatives that are in trouble with their mortgages. If so, do them the favor of sharing this resource.Follow this link, and you’ll find a page at the National Association of REALTORS website that shares some information on where to go and what to do if you are in trouble. There a help hotline where you can work to find a solution to your problems. There is also a brochure that will help you understand your options and how to avoid losing your home. There is information about credit counseling and subprime lending.

I’ve looked through most of the links on that site, and I think it is very good information. Many people believe that foreclosure is their only option. That may be the case, but it may not. Take the time to look into your options before you make your final decision. You will be glad you did.

The bargain homes are out there, you just need to look closely for them

Posted: March 19th, 2008 | Author: Nathan Blair | Filed under: foreclosure, short sales | Tags: , , , | No Comments »

Most of you now know that it’s a great time to be a buyer of real estate. That’s being said everywhere, and is nothing new. But let me go a little further and tell you, from recent experience, that if you look closely it might be an even better time than you think.I’m referring to the number of homes that are being sold as short sales. This isn’t really that new either, but it needs to be brought to your attention. If you’ve ever thought you’d like to buy a home for a lot less money than it’s worth, research short sales and you may be surprised what you can get. Sometimes sellers are about to face foreclosure and they need to get out of their home. This can become a golden opportunity for you if you pay attention.

Lately I’ve seen a few very nice homes being sold at bargain prices. They may need a little work such as painting, putting in a yard, etc., but they’re still great values. Don’t count yourself out just because you think you can’t get into a nice home. Do your homework, talk to your agent, and tour some of these short sale properties. Make sure you know what you’re doing, as these transactions are more complicated than others. Knowledge will save you a headache and possibly get you a steal.
