Today I am writing about yet another great housing opportunity for first-time buyers. Like I wrote last time in my post about Benson Mill Crossing in Stansbury Park, there are plenty of affordable starter homes in desirable new areas like Stansbury and Daybreak. It’s one community of luxury condos in Daybreak that I want to mention this time.
Just today I was out visiting Terrace Homes in Daybreak, built by Garbett Homes. Lots of first-timers think they can’t afford Daybreak anymore, but thanks to Garbett Homes (and they are not the only ones by any means), you can now buy these luxury condos for prices starting in the high 150’s. These days in Daybreak, that’s almost unheard of.
Like in any condo or town-home development, you will get a basic model at the base price of $159,900, and prices will go up as you increase square footage and add upgrades. The upper floor will be more expensive than the lower floors, for example, since you get a nice balcony that offers a great view of Daybreak and the valley if you are facing that way. Expect to pay more for what you see in the model. They’ve decked out the model to the tune of about $192,000, for which you’ll get hardwood, tile, carpet, granite countertops, staggered cabinets, etc. If that’s your style then go for it, but just know that your price will be up there. If you don’t need all the upgrades, then you could just choose a few of your favorites and still keep the price down in the $170’s.
I’d encourage anyone to head out and take a look at these before you buy anything else. You get a lot for your money, and Daybreak is now an official fan favorite among homeowners. There is a pride of ownership there that few communities can match.

Daybreak is less affordable than you think. They have a monthly HOA fee. To increase the fee takes a majority of property owners to vote on its increase. At this time, the developer is the one that holds the majority. They base it off of the number of lots for the entire 20 year development. It will be a decade before they can arbitrarily increase HOA fees. And they are vicious about collecting them. Stay away from Daybreak. There are too many hidden costs.
I live in Daybreak and the HOA Fees have increased only slightly in the history of the project, and only when new amenities have been added. For Example, it went up $2/mo. when we got a swimming pool which is a pretty good deal I think. My point is, I don’t think there’s anything arbitrary about it, and a full schedule of fees can be obtained by anyone through the HOA or a builder. They are actually not that vicious about collecting them, they give people quite a bit of time to get current before they do any thing about it. Nathan must have sour grapes about something else.
